Strataflow is built in Vancouver. We started in British Columbia because it is where we know the job: Form K, depreciation reports, AGM notice periods, the questions a council actually asks. BC companies are first in line and will stay first in line.

Privacy

You should never have to explain a surprise to your council.

You handle people’s names, addresses, disputes and money. Here is exactly what Strataflow does with that information, in plain terms.

  • Personal details are hidden before an email is sent off to be sorted or answered.

    Names, phone numbers and email addresses are swapped for placeholders first. The AI works on the question, not on who is asking it.

  • Your company’s information is kept separate.

    Every management company has its own walled-off space. No other company can see your buildings, your email or your documents.

  • Your email is stored locked, with a key that is yours alone.

    Messages and their subjects are scrambled where they sit, and your company’s key unlocks only your company’s mail.

  • Everything that happens is written down.

    Who approved what, when, and what was sent. If a council ever asks what happened on a file, the answer is in front of you.

  • We don’t use your information to train an AI.

    Your email, your documents and your owners’ details are used to answer your questions and nothing else.

What Strataflow doesn’t do

Worth knowing before you spend twenty minutes with us.

Not ever, by design

  • We read financial statements and answer questions about them. We do not move money.
  • Residents don’t log in to Strataflow, and we don’t intend to change that. Owners and residents keep emailing you exactly as they do now.

Not today

  • We don’t process strata fees, run your trust accounting, or issue owner statements. Your current system does that, and Strataflow doesn’t touch it.
  • Form K is the one BC form Strataflow spots on its own, as it arrives. Ask it to read a Form B or Form F and it will pull the details out and file them for you. What it won’t do is fill one in. That is still your job.

What we do is everything that happens after the email lands. That is a bigger job than it sounds, and we want all of it.

The questions we get asked

Do I have to give up the software I already use?

No. Your owner records, your accounting and your maintenance history stay where they are, and most offices are set up in an afternoon without touching anything else.

Will it email my owners without me knowing?

No. This is the rule everything else was built around. Strataflow prepares replies; it does not send them. Every message waits for you to read it, change it if you want, and press send. If you are away for a week, nothing goes out. You can also get a text when something urgent arrives, so you can decide whether it can wait until morning.

Is my owners’ information safe?

The full detail is in the privacy section above. The short version: personal details are swapped for placeholders before an email is sent off to be answered, your email is stored locked with a key that is only yours, your company’s information is separate from every other company’s, and nothing you give us is used to train an AI.

What happens to my existing files and emails?

Nothing, unless you want it to. Your old email stays in your inbox where it has always been. If you would like Strataflow to answer questions from your bylaws, minutes and reports, you upload those documents once, and they are copies rather than originals. You can also bring in an owner and unit list from a spreadsheet. Your files never stop being yours and you can take them out whenever you like.

Do I need to be good with computers? Will my staff need training?

If you can use email, you can use Strataflow. The daily job is reading something and deciding whether to send it. We set your account up with you on a call, and we answer email when you need us.

What does it cost?

Nothing yet. Strataflow is free for the strata managers helping us build it. When we do set prices we will publish them plainly. If you would like a place, ask on the demo.

We already have AI in our email. Why do we need this?

A general assistant reads the one message in front of it. Strataflow reads it alongside that building’s bylaws and minutes, who owns which unit, and what happened the last time the same thing came up. Then it files the message, keeps the record, and tracks whatever work comes out of it. Writing the letter is the part any AI can do. The rest is the job. Strataflow also isn’t tied to one AI company. We use whichever model suits the task, so as better ones arrive you get them without changing software.

Where are you, and who do I call when something breaks?

Vancouver. You email or call and you get one of the people who builds Strataflow, in your own timezone. Nothing gets passed along to a queue.

What are you building next?

We don’t publish a list of promises, because plans change and we would rather not break one. What we can tell you is how it gets decided: the strata managers using Strataflow tell us what is hurting, and that is the order we work in. Small offices are the best ones to build with, so what you ask for tends to get built.
